ROME - Stone house in the green hills between Rome and Rieti

The house (built in 1974), half stone, half tuff stone, is located near Rome (km 45 km) and very closed to the nature reserve Parco Monti Lucreteli. The area is rural, many Romans have their summer cottages here. The lower property boundary is the river Corese. You reach the house via a small private bridge about 90 meters from the house. Then you cross the private park of the house before you arrive there. The house is surrounded by greenery and overlooks the medieval Orsini castle of Nerola, perched above the plain in which the park is located. A charming place full of light, trees, and absolute tranquility. Ideal for those who want to live near one of the most fascinating cities in the world, but in the countryside.

It offers a living space of approx. 180 m² and is divided as follows:

Ground floor: Spacious living area with open, recently renovated fireplace. The living area merges into the study. In the nave, next to the large living room, there is the kitchen with adjoining dining room and useful utility room. In the entrance area there is a guest toilet. From the living area (pianterreno) you have access to a cellar (about 15m ²). The living room has a beautiful floor of Venetian cotto and historic, partially decorated beams of chestnut wood.

1st floor: The entire 1st floor has a pine wood floor. The two bedrooms have no structural separation and are connected by a round arch. Each bedroom potentially has its own bathroom, but only one is currently usable. One bedroom has a fireplace that is currently closed.

Garden: The house is surrounded by a large and very well maintained garden and has a pool (without skimmer, older, but functional) and a pizza oven with adjoining cottage for garden equipment.

Park: The entire property has a size of about 7000m ² and consists mostly of a park with many trees, green areas, an idyllic watercourse and even a bamboo forest. Ideal for dog owners and nature lovers! It is not possible to make extensions because the house is located less than 150 meters from a watercourse.

POSITION The house is located about 45 km north-east of Rome and 30km south of Rieti (Umbria), in an agricultural area. Huge olive groves and small medieval towns on the hills characterize the landscape. It is also located on the edge of a large nature reserve (Parco Monti Lucreteli) with many hiking trails and destinations. You can reach Rome in about 1 hour by car or 45 minutes by train from Passo Corese, which is 16 km from the house and can be reached quickly. Fiumicino Airport is also an hour's drive away. By train from Passo Corese takes 1 hour 20 minutes.
