Description of property

2 two-room apartments set in the cliff of Pomonte and facing the sea, in the building of the RTA Villa Mare, separately available and independent  of the management.

Their position, with an extraordinary view and an unsurpassed proximity to the sea, makes them truly unique. Particularly important: both have their own parking space just a stone's throw away.

As you can see from the plan shown in the gallery, the two apartments are similar, for placement and arrangement of the interior. They are distinguished, in the sequel and in the attached graphics, as Unit A1 and Unit A2. The here described Unit A1 - the internal one - is a little smaller and the price is 160.000 Euro + 20.000 Euro for the parking space. This price has recently been much reduced compared to the initial request (267.000 Euro), and is therefore not negotiable.

The covered area is about 38 square meters, while the commercial area, including the parking space, is about 46 square meters. The total area is respectively 63 square meters. The unit price for the commercial area is therefore around 3,850: which is not surprising given its objectively unique feature.

Other combinations of this kind, in the heart of Pomonte, the only true country in the arc of coast between Seccheto and Marciana, with the scarcity of offers of this cut and amount in this arc of coast (but the observation can be extended to the whole island), they will be very difficult to find. Almost impossible, considering the position so "marinara" of these two objects, which is why it is not exaggerated to define exclusive.

Both have been recently renovated and are in excellent maintenance condition. The parking space is an added value of not negligible importance, given the great difficulty in finding an equally convenient parking, especially in high season.

The profitability of the investment (net between 2.5 and 3% per year) is not to be neglected, since these two apartments can be rented at a good price for at least 12-16 weeks a year.
